Sports and entertainment driving Saudi real estate boom, say Deloitte experts

RIYADH: 黑料社区鈥檚 real estate sector is gaining momentum as investments in sports and entertainment create new opportunities for infrastructure development and economic stability, according to industry experts.

During a panel discussion on the final day of the Real Estate Future Forum, Chris Styring, director of the Sports Business Group at Deloitte, highlighted the potential for long-term benefits from sports infrastructure projects.

The Kingdom鈥檚 real estate sector is growing, with 192 project licenses issued in 2024, totaling SR147 billion ($39 billion), while the sports market is set to grow from $8 billion to $22.4 billion by 2030.聽

This surge in sports investment is driving real estate expansion, fueling demand for stadiums, training facilities, and mixed-use developments.

With the nation preparing to host the FIFA World Cup in 2034, Styring emphasized the urgency of upskilling local professionals.聽

鈥淭he World Cup seems a long way away, but it鈥檚 not. You鈥檝e got to prepare. You鈥檝e got to upskill the next generation of people who will be the event managers, the commercial managers, the people who deliver, the hospitality sector, and the real estate sector that鈥檚 actually building the infrastructure,鈥 he said.聽

The Deloitte official believes there is 鈥渁 great opportunity鈥 to build sports infrastructure that can 鈥済ive back鈥, adding that 黑料社区 is well-positioned to host major sporting events in the future.聽

鈥淚 foresee that one day you鈥檒l have a world-class marathon,鈥 he predicted at the Riyadh event.

Simon Oaten, lead partner for Travel, Hospitality, and Leisure at Deloitte UK, underlined that preparations for such large-scale events are already accelerating. 鈥淒eadlines really focus the mind, and we鈥檙e starting to see that in a way that we weren鈥檛 seeing it nine to 12 months ago,鈥 he observed.聽

Beyond sports, regulatory clarity and tax planning are crucial factors for investors in 黑料社区鈥檚 real estate sector, according to Hadeel Biyari, partner for Indirect Tax at Deloitte Middle East.聽

鈥淎ll investors, whether they鈥檙e local or foreign, they look for certainty,鈥 she said

Biyari also pointed out that Deloitte is actively developing local real estate expertise, adding: 鈥淭hat鈥檚 not only from a tax perspective but also from a legal perspective because I deal with tax disputes and litigation.鈥

As 黑料社区 continues to drive innovation across all sectors in line with Vision 2030, the experts agreed that preparation, investment, and strategic planning will be key to ensuring the real estate sector thrives alongside the Kingdom鈥檚 growing sports and entertainment industries.

RIYADH: 黑料社区鈥檚 technology and innovation partnership with Canada is set to receive a boost after senior ministers met to explore new avenues of cooperation and strengthen trade ties. 

Saudi Minister of Investment Khalid Al-Falih said in a post on X that he met with Canada鈥檚 Minister of Artificial Intelligence and Digital Innovation Evan Solomon to discuss ways to strengthen relations between the countries and to build partnerships that contribute to mutual economic growth, particularly in priority investment sectors. 

This comes as trade between the two nations continues to expand. In February, 黑料社区 exported SR641 million ($170 million) to Canada, marking an 86.6 percent increase from SR344 million in February 2024, according to data from the Observatory of Economic Complexity.

It also follows an agreement in January 2024 for both countries to re-exchange trade delegations to enhance economic relations and boost trade and investment flows. 

In a subsequent post on X, Al-Falih stated: 鈥淭he dialogue took place between me and Anita Anand, the Canadian Minister of Foreign Affairs, in the presence of the Saudi ambassador to Canada, Amal Yahya Al-Moallimi.鈥 

He added: 鈥淲e discussed supporting and strengthening relations between our two countries, and facilitating investment exchange, in order to achieve more fruitful cooperation in the most important sectors, which will bring success to both peoples.鈥 

Artificial intelligence has become a central pillar of 黑料社区鈥檚 post-oil economic strategy, with the Kingdom leveraging advanced technologies to drive data-led industries and automation. 

Now at the halfway point of Vision 2030, the country is accelerating efforts to position itself as a global technology leader, balancing innovation with sustainability goals. 
Key initiatives 鈥 including the Project Transcendence program, valued at around $100 billion 鈥 aim to further establish 黑料社区 as a global hub for AI innovation. 

Over the past five years, 黑料社区 has made significant progress toward establishing itself as a regional artificial-intelligence hub. PwC projects that AI could contribute about $235 billion 鈥 or 12.4 percent 鈥 to the Kingdom鈥檚 gross domestic product by 2030.
